You must also be fully registered in order to offer on any of our properties we have for sale.

All of our residential properties for sale will have a valid Home Report (Scotland only)/EPC unless the property is being sold as part of a portfolio. When we respond to your enquiry, we will automatically provide these documents as well as our Purchasing Terms & Conditions for you to review.
If all looks ok with the documentation and you’re still interested, the next step is to arrange a viewing!
Unless you are comfortable with the location and condition of the property presented in the photographs, video tour and home report then we always recommend you view.

Brighton & Beck provide a transparent online process for submitting offers. You must simply complete full registration and ID verification on our website that will grant you access to make an offer for the property.
We always recommend that you have your finance in place before submitting an offer. If you’re lucky enough to be a cash buyer then this will be no problem, however if you require a mortgage or the sale of a property in order to buy please let us know. We can also look to see if we can help you with your own sale to keep all sales etc together for a smoother completion. The more transparency we have from the outset, the smoother the process will be for everyone!

Once your offer is received through our system, we will discuss with the seller and review. Our aim is to respond to all offers within 24 hours, however it is fully dependant on the seller being in a position to give acceptance on our first discussion. This delay can sometimes be caused due to there being a number of individuals involved or the sale is being handled by a lender or third party. We will let you know if there is a delay on the acceptance coming back as soon as we know this.
You will then receive email notification of acceptance or refusal of your offer. If successful, you will be notified with instructions of where to pay the Buyers Premium* and then you must contact your solicitor to send your Formal Offer.

Once you have completed the further information request you will be contacted by the selected solicitor and you can discuss the process with them.
Upon receipt of your Formal Offer, we will have this issued to the seller’s solicitor for formal acceptance and start the conveyancing process. A date of entry will be agreed and both parties will begin working to meet this deadline.
Wow. That was fast!
On the run up to the agreed date of entry your solicitor will have been in touch to ensure they are in funds in order to complete the purchase on your behalf. If a mortgage lender is involved they will ensure the funds have been paid out on time and everything is good to go.
Once completion has taken place, your solicitor will let you know and you can then make arrangements to collect the keys to your new purchase!**
