Description

Brighton and Beck offer to online auction an exceptional opportunity to acquire Aultnagar Lodge, an imposing and historically significant former Highland retreat built for Scottish-born industrialist and philanthropist Andrew Carnegie, one of the most influential figures of the industrial age.

Dating from circa 1910, Aultnagar Lodge was commissioned by Carnegie as a private rural retreat within the Sutherland countryside, approximately ten miles from Skibo Castle, his principal Scottish residence. The building was designed by respected Inverness architect Robert J. Macbeth and today represents a rare surviving example of Arts and Crafts and Tudor-Revival architecture in the Highlands. The property is Category B Listed, reflecting both its architectural quality and its considerable historical importance.

The connection with Andrew Carnegie extends well beyond ownership. Historic Environment Scotland records that Carnegie would spend around three weeks each year at Aultnagar during the latter part of his life, with his widow later stating that much of his autobiography was written at the lodge. It is a remarkable association for a building being offered at an exceptionally accessible guide price.

Internally, the building is particularly notable for its historic decorative scheme. Aultnagar contains important work associated with Liberty of London, including the fitted library/drawing room, which Historic Environment Scotland describes as potentially the only complete surviving early twentieth-century Liberty interior scheme in Scotland. Historic features recorded within the building include fitted oak furniture, bookshelves, display cupboards, brass and copper fittings, timber fireplace surrounds, decorative lighting and an extensive bespoke tapestry scheme.

Following its period as a private residence and Highland retreat, the property was subsequently used as a hotel, adding another chapter to its varied history, with classifications including hotel and hunting lodge.

The accommodation is substantial, and the main building extends to approximately 690 sq m (7,427 sq ft) over the ground and upper floors, providing an extensive arrangement of bedrooms, reception rooms, bathrooms, halls and ancillary accommodation.

The ground floor demonstrates the scale and character of the original house, with a number of substantial principal rooms together with bedroom accommodation, kitchen facilities and numerous ancillary spaces.

The first and second floors provide a further extensive arrangement of bedrooms and bathrooms, connected by a long central hall, allowing the building to accommodate a considerable number of occupants.

With its scale, architectural character and remarkable provenance, Aultnagar Lodge presents a highly unusual opportunity. Subject to all necessary statutory consents, purchasers may wish to investigate its potential for a variety of future uses, which could include reinstatement as a substantial private residence, specialist accommodation, hospitality, tourism or another commercial venture. As a listed building, prospective purchasers should satisfy themselves regarding any permissions or consents required for their intended use.

At an impressive guide price of £150,000, the property equates to only around £20 per sq ft based on the approximate 7,427 sq ft floor area, making the scale of accommodation on offer particularly striking.

Internally, the property will require refurbishment throughout to bring this stunning building back to its former glory.

For a purchaser with the vision and resources to take on a building of this nature, Aultnagar Lodge represents much more than a conventional property acquisition. It is an opportunity to become custodian of a building with a direct connection to one of Scotland's most internationally significant industrialists and philanthropists.

Historical Significance

Aultnagar Lodge occupies an important position in the architectural and social history of the Scottish Highlands.

Andrew Carnegie was born in Dunfermline in 1835 before emigrating to the United States, where he built his fortune through the steel industry. He subsequently became one of history's best-known philanthropists, directing substantial elements of his wealth towards education, scientific research and public libraries. Historic Environment Scotland records his involvement in funding more than 2,000 public libraries across the UK and United States.

Having acquired Skibo Castle as his principal Scottish residence, Carnegie commissioned Aultnagar as a quieter Highland retreat. Its design reflects both Scottish and English architectural influences, combining traditional harled elevations and slate roofing with stone detailing, half-timbered gables and Arts and Crafts influences.

The association with Liberty of London adds substantially to its architectural interest. The surviving library/drawing room in particular is recognised within the property's statutory listing as an interior of exceptional rarity.

The building therefore combines several compelling strands of Scottish history: the story of Andrew Carnegie, Edwardian country-house architecture, the Arts and Crafts movement, Liberty design and the development of Highland tourism.

Location – Lairg and Sutherland

Aultnagar Lodge occupies a rural setting in the heart of Sutherland, close to Lairg and the spectacular landscapes of the northern Highlands.

Lairg sits close to the southern end of Loch Shin and has traditionally been known as the “Crossroads of the North” because of its strategic position on routes leading throughout northern and western Sutherland. Despite its rural Highland setting, the village functions as an important local service centre and benefits from shops, local facilities and a railway station on the Far North Line, providing connections towards Inverness to the south and Thurso and Wick to the north.

The surrounding area is renowned for its dramatic Highland scenery, with lochs, rivers, woodland, open moorland and mountains creating a landscape strongly associated with outdoor recreation and tourism. Fishing, hillwalking, cycling, wildlife watching and touring are all popular throughout the wider region.

The well-known Falls of Shin are approximately four miles south of Lairg and are particularly famous for the opportunity to see Atlantic salmon making their way upstream. Lairg itself sits beside Loch Shin and provides a natural base from which to explore Sutherland, the north Highlands and both the east and west coasts.

This combination of accessibility, dramatic surroundings and established tourism makes the location particularly interesting for purchasers considering the longer-term potential of a property of Aultnagar Lodge's scale.
